Should Crawl Space Vents Be Open or Closed?
In a humid climate — most of the Southeast — crawl space vents should stay closed and the space sealed. Open vents let warm, humid summer air into a cooler crawl space, where its relative humidity climbs past the 60% the EPA flags as the mold threshold and it condenses on the framing and ground. The old "open in summer, closed in winter" rule is backwards for humid regions, which is why modern building code now recognizes sealed, conditioned crawl spaces as an approved alternative.

The answer depends on your climate
The vents were originally there to dry a crawl space with outside air. That logic holds only where the outside air is drier than the crawl space — cold, dry climates for much of the year. Across the humid Southeast, the outside air is the problem, not the cure: for months at a time it carries more moisture than the crawl space can shed, so opening the vents brings the humidity in rather than letting it out.
Why open vents make a humid crawl space worse
Warm air holds far more water than cool air. When humid summer air flows through an open vent into a crawl space that sits cooler than the yard, the air's relative humidity jumps and it condenses on the coolest surfaces it finds — ducts, pipes, joists, the ground. The EPA's guidance is to keep indoor relative humidity below 60%, ideally between 30% and 50%, because above roughly 60% mold establishes. An open, vented crawl space in a humid Southeastern summer routinely runs well past that line. Closing the vents and sealing the space is what actually holds humidity down.

What the building code says
Traditional code (IRC R408.1) requires a vented crawl space to have at least 1 square foot of vent opening for every 150 square feet of floor area. But the same code (IRC R408.3) allows an unvented crawl space instead — no vents at all — when the ground is covered with a Class I vapor retarder, the space has continuous mechanical drying (a dehumidifier or conditioned air), and the perimeter walls are insulated. The one rule to unlearn: "open the vents in summer." Summer is when the outside air is most humid, so that is exactly when open vents do the most harm in a humid region.
